This rating will take into account the potential energy performance of the property itself (the fabric) and its services, such as heating, lighting and hot water.<\/p>\n<p class=\"p3\">In addition to this, the EPC document will also show:\u00a0<\/p>\n<ul class=\"ul1\">\n<li class=\"li3\">A breakdown of a property\u2019s energy performance<\/li>\n<li class=\"li3\">Its environmental impact<\/li>\n<li class=\"li3\">Recommendations for improvements<\/li>\n<li class=\"li3\">Estimated energy use alongside potential savings<\/li>\n<\/ul>\n<h4>\u00a0<\/h4>\n<h4><strong>Do I need an EPC?<\/strong><\/h4>\n<p>Yes, it is now the law that owners or landlords of domestic properties intended for sale or rent must provide a new buyer or tenant with a domestic Energy Performance Certificate (EPC).<\/p>\n<\/div>\n<\/div>\n<div class=\"row align-items-center\">\n<div>\u00a0<\/div>\n<div class=\"col-md-7\"><strong><span class=\"h2\">If you are selling your property<\/span><\/strong><\/div>\n<p class=\"col-md-7\">Current laws state that when you propose to sell a domestic property, you are required to have ordered an EPC when the property goes on the market.
