What is an EPC?
An Energy Performance Certificate (EPC) is a legally valid document which provides an energy efficiency rating (displayed on an A-G scale) in relation to a property’s running costs. This rating will take into account the potential energy performance of the property itself (the fabric) and its services, such as heating, lighting and hot water.
In addition to this, the EPC document will also show:
- A breakdown of a property’s energy performance
- Its environmental impact
- Recommendations for improvements
- Estimated energy use alongside potential savings
Do I need an EPC?
Yes, it is now the law that owners or landlords of domestic properties intended for sale or rent must provide a new buyer or tenant with a domestic Energy Performance Certificate (EPC).
Current laws state that when you propose to sell a domestic property, you are required to have ordered an EPC when the property goes on the market. All estate agents must ensure a full Energy Performance Certificate is uploaded within 28 days of marketing.
If you are renting out your property
The same law applies to Landlords, who must provide prospective tenants with a copy of the current domestic Energy Performance Certificate for their designated space.
It is now the law that owners and landlords of domestic properties that are to be sold or rented are required to provide a new buyer or tenant with a domestic energy performance certificate (EPC).
