
What happens after I book with North EPC?
We’ll email you an order confirmation. Your local assessor will usually contact you within one working day to arrange a suitable visit. If you haven’t received the confirmation, please check your spam or junk folder.
During the visit, the assessor will gather the information needed for your EPC and take measurements for a floor plan if you’ve ordered one. We aim to have domestic EPCs and floor plans ready within two working days of the visit. Non-domestic EPCs typically take three to five working days, depending on the building’s size and complexity. These times assume we have all the information needed; we’ll confirm your expected turnaround when you book.
Once your EPC is complete, it will be lodged on the government’s EPC register and emailed to you.
How long is an EPC valid?
An EPC is valid for ten years from the date it is lodged, unless a newer EPC is produced for the same property.
When do I pay?
We’ll request payment after the property assessment. You can pay by bank transfer or PayPal. Once payment is confirmed, we’ll email your completed documents when they are ready.
Why might booking directly cost less than using an agent?
Our assessors and designers work in-house, and booking with us directly avoids an agent’s additional mark-up. We’ll provide a quote based on your property and the services you need.
Does everyone need an EPC?
An EPC is generally required when a property is built, sold or rented out, unless a valid certificate already exists or an exemption applies. We can help you check what is needed for your property.
Why does my EPC say “insulation assumed”?
An EPC assessment is non-invasive, so an assessor cannot always see insulation within walls, floors or roofs. If its presence cannot be verified during the visit or through suitable documents, the assessment software uses an assumption based on the property’s age and construction. “Assumed” does not confirm whether insulation is present.
If you have installation records or other evidence, please provide them before or during the visit so your assessor can review them.
I found evidence of insulation after my EPC was completed. Can it be changed?
Please send us the evidence. A lodged EPC cannot simply be edited, but your assessor can review whether the certificate needs correcting or a new assessment is required. If the original EPC is found to be inaccurate, the correction process should be carried out at no cost to you. If a new assessment is needed because the information was unavailable at the time, we’ll confirm any charge before proceeding.
